The Client
Wayland Games was established over 15 years ago and is Europe’s largest independent retailer of tabletop games. Their range includes fan favourites such as Warhammer, Magic: The Gathering, Dungeons & Dragons, and Gunpla, as well as accessories like dice, terrain, and miniature painting supplies.
The company regularly exhibits at and sponsors industry events across the UK and Europe, and has a strong commitment to sustainability with its ‘Going Green’ campaign.
The Challenge
With extensive business growth over recent years, Wayland Games were looking for a new site to expand their operations, having reached capacity at their existing premises.
When a new facility became available, less than a half-hour drive away from their current site, with excellent public transport links, they seized the opportunity to secure the building.
The new site is over 50,000 square feet, providing significantly more space than Wayland Games’ previous warehouse of 17,000 square feet. From the very beginning of the process, Wayland Games knew that a mezzanine floor would be a fantastic solution to truly maximise their new warehouse space.
Following discussions with several local suppliers, they began speaking with Hi-Level after a recommendation from their AMR supplier. The expertise and knowledge Hi-Level demonstrated soon made them the clear choice as a supplier for the mezzanine floor aspect of the project.
The Criteria
The mezzanine floor would almost double the warehouse space in Wayland Games’ new site, with a warehouse footprint of 35,000 square feet and an additional 30,000 square feet provided by the mezzanine.
The mezzanine floor design needed to incorporate all the client’s operational requirements, as well as integrate with solutions provided by others, such as AMRs on the mezzanine, a goods lift, and a manufacturing and assembly area located below the mezzanine.
Hi-Level worked with Wayland Games for many months, ensuring the design was exactly right for both their long-term needs and to make the process during installation and for follow-on trades as smooth as possible.

With the capacity to process a large number of orders daily, the site will enable Wayland Games to deliver even more of their fantastic range of products than ever before.
The area below the mezzanine is being utilised for manufacturing and assembly as well as bulk storage. The area on the mezzanine floor has been fitted with Hi-Tile robot-ready flooring and accommodates the new AMR system, providing an extremely efficient goods-to-person solution.
Wayland Games are now fully operational in the new warehouse and are already reaping the benefits of the new space created by the mezzanine and the seamless integration it has with the automated solutions they have chosen.
The new site has plenty more to offer, with follow-on works due to be completed that will provide office space and a design studio behind the scenes, as well as new public-facing areas, including a retail space, gaming hall, and restaurant.
The building itself has been designed with Wayland Games’ green ambitions in mind, incorporating energy-efficient lighting, solar panels, significant cycle parking, rainwater harvesting, and green roofs.
