1. Warehousing and fulfilment
Northamptonshire, Milton Keynes and the East Midlands are star locations in this sector, centrally positioned within 4.5 hours of 90% of the UK population, and benefitting from strong road (M1 and M6) and rail links, large industrial parks and competitive labour costs.
Major players include our clients DHL and Amazon. We have also installed a three-tier mezzanine for Tesco in Daventry, totalling 23,000m2 for automated garment hanging storage, while we devised a multi-tier mezzanine solution at a project in Northampton. With each tier covering over 200m2 the mezzanine has maximised the available space and created an ideal storage area.
Looking to the East of England, in a newly built fulfilment centre in Bedfordshire Hi-Level Mezzanines provided a bespoke mezzanine floor for storage and supporting conveyor systems for one of the UK’s leading packaging companies. Growing at a rapid pace into the international market, the firm asked us to future-proof the mezzanine design so additional tiers can be installed when they are needed.
2. eCommerce
As well as the big sheds located around the UK regions, city headquarters can be pivotal to eCommerce operations. Manchester is emerging as an eCommerce hub with lower costs than London, and a strong creative and digital workforce. Big names include Boohoo, The Hut Group and PrettyLittleThing.
London is key for venture capital-backed startups. In another capital city, IKEA is opening a new distribution centre near Dublin, a major milestone in the company’s expansion in Ireland and employing more than 200 staff. It is intended to achieve some of IKEA’s shortest delivery times in Europe at three days, a major improvement on previous operations based on deliveries to Irish customers sent from the UK.
Single or multi-tier mezzanines provide crucial capacity for last-mile and urban logistics.
An example is how Panattoni is creating ‘ultra-urban’ warehouses near Heathrow in a last-mile logistics development, close to the M25 with immediate access to the airport’s cargo terminal. 3. Logistics and distribution
For this sector the Midlands often dominate the headlines: there are major motorways, rail freight terminals and East Midlands Airport (the largest UK freight airport). The Golden Triangle gains strategic edge for logistics thanks to its location on the M1/M6/M42 corridor and the Midlands has seen the bulk of big shed leasing transactions, accounting for seven of the top 10 deals in 2024 by size, according to Logistics Manager.
Hi-Level Mezzanines has installed two two-tier mezzanines over 14,000m2 in total for Global Reach Logistics in Daventry.
But other regions are sharing the spotlight. Mars and DHL have opened a new warehouse at London Thames Gateway in East London in a joint partnership to serve the distribution of Mars products from confectionary to pet nutrition, reducing its transport on UK roads by 1m miles annually. It has also increased warehouse capacity by more than 50% on the way to creating a “world-class logistics operation that is sustainable, smart and agile.”
Heading north, for fashion retailer Next we installed a two-tier, 24,000m2 mezzanine floor in a warehouse in Rotherham, South Yorkshire, being converted into a new distribution centre. The mezzanine can bear a load of 6kN/m² to support a specialist conveyor belt sortation system. Logistics Manager has highlighted how larger completed buildings in South Yorkshire are attracting 3PLs with urgent (and less bespoke) requirements as they chase customer contracts and need space in three to nine months, rather than the 18 months it can take for a new build.
4. Leisure, hospitality and culture
Mezzanines have a strong part to play in leisure, culture and hospitality. Edinburgh and Liverpool have earned their spurs as cultural capitals with strong tourism and growing food and drink scenes. Hi-Level Mezzanines has an excellent track record in Scotland across multiple industries as well as in the North West but two projects demonstrating our mezzanine expertise in this sector are to be found in the south: in the London borough of Brent we created a stunning mezzanine for Granger Hertzog, an impressive furniture and prop hire service where clients in the film industry are able to browse the wide collection of eclectic pieces from around the world.
In Essex, we maximised warehouse space for Not Your Every Day (NYED), a company hiring out sustainable furniture for events and hospitality. From the very early stages of securing its new building, NYED was able to take advantage of all its headroom.
5. Automotive
The West Midlands is the home of our client Jaguar Land Rover, and a key region for electric vehicle R&D with Government investment in gigafactories and EV supply chains.
Meanwhile, GB Racing manufactures engine covers for the motorbike industry and took the strategic decision to install a mezzanine as soon as it found a new site in Hertfordshire. The two-tier mezzanine created more space for product and additional staff as well as better product flow.
